The Lots within the Association are part of a single, unified community. The Association has the right to regulate the design, use, and appearance of the Lots and common areas in order to preserve and enhance the Property's value and architectural harmony. One purpose of the Architectural Control Committee is to promote and ensure the level of taste, design, quality, and harmony by which the Property is developed and maintained. Another purpose is to prevent improvements and modifications that may be widely considered to be radical, curious, odd, bizarre, or peculiar in comparison to then existing improvements. (Article XI: 11.01)
The Architectural Control Committee (ACC) ensures consistent home exterior appearances by reviewing applications for exterior modifications or additions to lots in the association. The committee will ensure the Deed Restrictions are followed.
Article XI: 11:04 Without the ACCs prior written approval, a person may not construct a Dwelling or make an addition, alteration, improvement, installation, modification, redecoration, or reconstruction of or to the Property, fence or wall. The ACC has the right but not the duty to evaluate every aspect of construction, landscaping, and property use that may adversely affect the general value or appearance of the Property. This provision is subject to the exception as set forth within Section 11.11 of this Declaration.
Before making any improvement or alterations to a lot or dwelling, a builder or owner must apply for the ACC’s prior written approval. Following the steps below:
